1. YOUR PURCHASE AGREEMENT

This stage is all about appointments: three of them, all of which can take up to two hours. During these appointments you’ll get the financial essentials ironed out, though you’ll take care of the actual financing separately.

  • The Hold Appointment: You make your $1,000 deposit and we attach your name to the house.
  • The Purchase Agreement Appointment: We go over the purchase agreement together and you’ll sign the relevant papers.
  • The Waiving Conditions Appointment: You’ll bring the balance of your 5% down payment as well as the mortgage approval.

2. INTERIOR & EXTERIOR SELECTIONS

Depending on the stage of construction, and the type of home you’re buying, here’s where you’ll get to make choices about the types of finishes on the inside and outside of your house.
 

  • Condos, Townhouses and Duplexes: The builder chooses the exterior finishes here, but you’ll have one two-hour appointment during which you’ll decide on flooring, tile, countertops, paint colours and more.
  • Single-Family Homes: You’ll have several appointments, during which you’ll make exterior choices, choose your interior upgrade selections and appliances.

3. CONSTRUCTION

This stage might overlap with stage two in some ways, since your home may already be under construction, or we may be starting right from scratch. We know you’re curious about how it’s all coming together, so we’ll give you several opportunities to see your home up close as it’s being built.

  • Initial Walk-Through: This happens once framing is complete. You can see the bones of the building and get a feel for the layout in 3D.
  • Progress Walk-Through: Another chance to see how things are going
  • Pre-Occupancy Walk-Through: Things are really starting to come together, and this visit is your chance to see how the home functions. It’s also where you can flag any deficiencies.
  • Possession Day: This is it — the day the home becomes yours. You’ll do a final walk-through with one of our representatives, and we’ll release the keys to you. It’s a busy, exciting day, so check out our checklist for things you should keep in mind. 
If you’re purchasing a condo or townhouse, you’ll get a pre-occupancy walk-through, then your walk-through on possession day.
 

4. POST POSSESSION

Around six weeks after you move it, we’ll join you for another walk-through. Here’s your chance to go over any outstanding issues or flag new ones. We'll make sure it's perfect for you.

5. WARRANTY INFORMATION & CUSTOMER CARE

Your new home is covered by: a one-year Builder Warranty on workmanship and material, a two-year warranty on delivery and distribution systems, a five or seven-year warranty on the building envelope and a 10-year structural warranty.
